Mortgage Broker Lower Hutt
First homes and refinancing for Lower Hutt, Petone, Waterloo, and Wainuiomata.
Mortgage advice across Lower Hutt
A Petone apartment, a family house in Waterloo, and a place in Wainuiomata are not the same lending proposal. Petone can involve a body corporate, and insurance is worth knowing early. Wainuiomata and Naenae are more often standalone houses, with their own commute into Wellington. Stokes Valley is another choice again.
Lower Hutt is part of our Wellington round. We meet you at home, by video, or at the office at Coastlands in Paraparaumu. We are FMA licensed (FSP665511) and independent of any single bank. We compare 16+ lenders, and there is no fee for the mortgage advice.
If this is a refinance, bring the date the fixed rate ends. Ninety days before that date is the useful start. If this is a first home, KiwiSaver timing belongs in the same meeting as the borrowing number.
Petone and the rest of the valley
Petone and Alicetown include apartments, units, and houses close to the station. Where there is a body corporate, the levies go into the expenses. A house in Wainuiomata is assessed on the property and the insurance instead.
Waterloo, Epuni, and Naenae sit on the valley floor, with the train into Wellington. Buyers there are often comparing a Hutt price with a Wellington city price. We will run both numbers with you.
The first meeting
We start with income, debts, and the deposit. Bring photo ID, payslips or two years of accounts, and a list of debts that includes card limits and any buy-now-pay-later. Pre-approval usually holds for about 60 to 90 days.
The First Home Grant closed on 22 May 2024. KiwiSaver can still come out for a home you will live in, after three years, with $1,000 left behind. It cannot fund a rental in the Hutt.

Frequently Asked Questions
- Do you meet clients in Lower Hutt?
- Yes. We come to you in the Hutt, meet by video, or you can come to the Paraparaumu office at Coastlands.
- Can you help with a Petone apartment?
- Yes. Body corporate levies and the building itself belong in the application. A Petone apartment is not assessed like a house in Wainuiomata.
- Do you cover Wainuiomata and Stokes Valley?
- Yes. The same advisers cover Petone, Waterloo, Wainuiomata, and Stokes Valley. The property and the commute are what change.
- When should I refinance a Hutt mortgage?
- About 90 days before the fixed rate ends. That leaves time to compare your own bank with a move.
- Are you tied to a bank?
- No. We compare 16+ lenders, and the recommendation follows your situation.
