Mortgage Broker Nelson
First homes, lifestyle property, and refinancing for Nelson, Richmond, Stoke, and Motueka.
Mortgage advice for Nelson and Tasman
Nelson and Richmond are effectively one housing search split across two councils. Add Stoke and Tāhunanui on the coast, Motueka and Wakefield up the valley, and lifestyle property through Tasman, and most buyers here are comparing a town house with a bigger section further out. One pre-approval can sit behind both while the commute and the land get decided.
Appointments are by video with an adviser from our Paraparaumu team. We are FMA licensed (FSP665511), we compare 16+ lenders, and mortgage advice is free to you — the lender pays a commission on settlement.
Horticulture, tourism, fishing, and contracting run through Tasman incomes. Seasonal and self-employed earnings are read very differently from lender to lender. That reading, more than the advertised rate, is usually the decision.
Town, coast, or up the valley
A Tāhunanui property is a coastal insurance conversation. A Wakefield or Brightwater block is a land-size conversation. A Richmond new build is a builder's timeline conversation. Same borrowers, three different files.
If the land earns income — an orchard block, a leased paddock, a minor dwelling rented out — say so at the start. It changes the lender list, and occasionally the deposit a lender will accept.
Income that is not a salary
Bring two years of financial statements if you are self-employed, seasonal, or contracting. One strong season is not how every lender counts. We send the file to the lender whose averaging suits your last two years, and we will show you the difference.
Salary earners: payslips, photo ID, debts including card limits, and the KiwiSaver statement if that is the deposit. Three years of membership, a home you will live in, $1,000 left behind. The First Home Grant closed on 22 May 2024.

Frequently Asked Questions
- Do you cover Richmond and Motueka as well as Nelson?
- Yes. Nelson, Richmond, Stoke, and the Tasman towns are one search for most buyers, and one pre-approval can cover the lot.
- Can you help with seasonal or horticulture income?
- Yes. Bring two years of statements. Lenders average seasonal income differently, and we match the file to the reading that fits.
- Can you arrange lending on a Tasman lifestyle block?
- Yes. Land size, outbuildings, and any income from the land go to the lender at the start, not after a standard pre-approval.
- How do Nelson appointments work?
- By video, with an adviser from our Paraparaumu team. Same documents and lender comparison as a meeting in person.
- Is mortgage advice free in Nelson?
- Yes. There is no upfront fee. The lender pays Orange Network a commission when your loan settles.
