A home to live in, or a place to rent
Dunedin often puts two very different purchases on the same street. Near the university, the property is often a rental: more than one tenancy, rent a lender may not count in full, and an older villa with insurance and maintenance to budget for. A house in St Clair, Mornington, or Mosgiel that you will live in is an owner-occupier application. The suburb does not decide which one it is. You do.

A flat let room by room, or to students, is an investment loan. The rent in the advertisement is not always the rent a lender will use. We work from the figure a lender will accept, including an allowance for vacancy and for the cost of an older building.
If you already live in one place and this is the next property, the equity in your home matters as much as the rent. Bring both loan statements.
If you will live in it
A first home in Dunedin or Mosgiel is often less about the size of the deposit and more about the property: unconsented work, an older roof, insurance. Pre-approval still comes before the offer. It usually lasts about 60 to 90 days.
KiwiSaver can be withdrawn for a home you will live in after three years of membership. Leave $1,000 in the account. It cannot be used for a rental. The First Home Grant closed on 22 May 2024.
